What a wonderful feeling! You are going to purchase your new home in the Austin and Central Texas area. Not just new to you, but brand new. A new home in the neighborhood you want, with the schools you want. A neighborhood with plenty of amenities and close to work. There are custom builders who build to your specifications. You agree on a design, exterior and interior features, materials and colors that will be used. As your REALTOR® I can help you locate a reputable builder and guide you through the process so that you understand the contract you are signing. There are many neighborhood builders that offer what are called spec homes. These homes are either already built with few if any changes available to you or almost finished so you may be able to make some design choices to personalize the home. What choices do you have and what do these choices add to the price of the home.This is just one of many decisions associated with buying a new home. There are far too many questions and answers to list here. This is why working with your own REALTOR® is in you’re best interest. I can explain about pricing, lot charges, elevation changes, the design center, incentives and other questions you might have. Walking into a model home can almost take your breath away, and they are designed this way specifically for that purpose. The builder has an agent who represents them and it is their job to sell homes at a profit. GOING IT ALONE WILL NOT save you any money in REALTOR® fees.
